Flooding
The City, particularly areas in the foothills and at the base of Lake Mountain, experiences flooding several times per year. This year, we may experience ground saturation as temperatures rise and snow and frozen ground warms and melts. This means that when it rains or when additional snowmelt reaches our area, it has nowhere to go but over the ground until it finds a location to drain. Many residents have experienced damage to basements and home foundations due to water draining through window wells and along outside walls.In almost all cases, homes that receive damage to basement areas have not had yards and soils properly graded away from the house or have soils that are collapsed and creating low spots near homes. When new homes are completed and prior to residents occupying homes, the City inspects outside grading to insure that at least a 5% grade away from the home exists in the surrounding ground surfaces. However, the City has no control over activities that property owners engage in that might alter this grade after occupying their homes. We also do not inspect or test for soils compaction around homes. It’s essential that if your soils have settled since you moved in, then you should make repairs or add materials that once again achieve the proper grading away from your home. If you aren't careful and vigilant about this, then you are running a risk that you could experience water damage to your home or basement.
Snow Removal
As a reminder, please try to have any cars parked off the streets and cans removed quickly during the winter months. Also, please pay close attention to weather reports and if there is a storm coming, make certain that the streets in front of your homes are clear.
