Inspection Checklist

This list has been created as a guide only, each inspection will include but not be limited to the following:

Footings:

  • Proper set backs to be checked with strings on each side.
  • Soils report and/or compaction test results.
  • Size, width and depth.
  • Ufer ground.
  • Minimum frost protection.
  • Be sure that the ground is not frozen or disturbed.
  • No mud, snow, water, sticks, grass etc…

Foundation:

  • Proper steel placement, horizontal, vertical and around windows.
  • Ufer ground.
  • Grade beam in place.
  • 90% compaction of back fill.

Temporary Power:

  • Ground rod in place and proper length
  • GFCI protection of all circuits.

 Underground Plumbing:

  • Check for air or water test.
  • Proper size of drains and vents.
  • Insure proper bedding material.
  • No bridging of pipe.
  • Proper separation between plumbing and concrete

Sheer Walls:

  • Check for proper nailing. (fasteners not over driven) 
  • Check for foundation straps per engineering.
  •  All windows and doors are to be installed and properly flashed with caulk and 9” flashing.
  • All studs are secured to the sheathing.
  • All girder trusses have columns under them.

Rough Plumbing

  • Check for proper size of drains and vents.
  • Nail plates must be in place.
  • When walls are over bored at the top plates, both top plates must be strapped.
  • Shower pan must be blocked, and at the convenience of the contractor must be installed and tested. (preferred at 4-way)
  • PEX water lines must be secured at a minimum of 32” o.c. and must be secured within 8” of the manifold if used.
  • Air or water test the system.
  • Check floor joist to insure that the drains and vents haven’t cut into the flange if “I-Joists” are used.
  • Insulation of any pipe in an area exposed to freezing.

Rough Mechanical

  • Check for pressure test on the gas line.
  • Proper clearance for the B-vent and the vent connectors from combustibles.
  • Insulation shield must be in place in the attic.
  • Proper slope and rise on the vents.
  • Double wall B-vent once the vent becomes a common vent for more than one appliance.
  • Screws and seal at joints in ducts.
  • Ends of return air ducts sealed in I-joists.
  • No electrical boxes in ducts.
  • Caps and shutoffs at all gas pipes.
  • No electrical cables running parallel inside ducts.
  • Proper working clearance at the front of the furnace.
  • Proper vent terminations for furnace and fireplace vents.
  • Insulation of all ducts in the attic. 
  • Check for proper combustion air. (justification needed if from attic area.)

Rough Electrical

  • Grounding system must be in place.
  • Service panel completed.
  • Rough make-up of breaker panel.
  • No-lock on feeders in panel.
  • No damage to insulation of the feeders or NM cable.
  • Proper bending radios for all cables.
  • Nail plates if closer the 11/4” for face of studs.(inside or outside of wall)
  • Proper smoke detector locations.
  • All bedroom circuits must be AFCI protected including smoke detector circuit.
  • Switched light in the mechanical area.
  • Proper size of the wire to the 20 amp. circuits.
  • Minimum of two small appliance branch circuits.
  • Minimum of 6” of wire in the boxes with at least ¼” of insulation extending into the box.
  • NM cable secured within 12” of the boxes and no less than 4’ 6” o.c.
  • Double outlets if double sinks in the bathroom. Unless one outlet is placed between the sinks.
  • Exhaust fan where needed.
  • Proper tub motor bonding.
  • Outlet/circuit for the tub motor.
  • No outlet boxes on both sides of rated wall in the same area.

Framing

  • Do shear inspection if not already completed.
  • Check for proper hold downs, anchors, straps and hangers.
  • Check all header sizes. No girder bearing on 2x header without engineering.
  • Trusses braced per specs.
  • Check for compliance with engineering.
  • Check floor joist spans.
  • Attic access in proper locations. (not in closets) Latched if in garage.
  • Proper attic ventilation provided.
  • Rated door between garage and house.
  • Proper head room at the stairs.
  • Check rise and run of stairs, insure consistency.
  • Tempered window where required.
  • Fire blocking and draft stopping in place.
  • Proper separation of all chases.
  • Gap in roof sheathing per the manufacturer specs.
  • Ice and water shield properly installed at edges and valleys of the roof.
  • Insure all point loads are carried to footings.

Insulation:

  • Proper R- value
  • Insulation behind tubs/showers.
  • Foam all penetrations.
  • Insulate around windows and doors.
  • Proper vapor barrier installed.
  • Wall insulation in basement if used must extend a minimum of 48” below grade or to the ground.
  • Proper air flow provided between soffit and roof vents. (bonus areas)

Lath:

  • Proper flashing/termination at the porch.
  • 3 1/2” weep screed extending over foundations.
  • Caulk penetrations.
  • Proper fastening of lath.
  • Minimum two layer of felt.
  • Complete compliance with evaluation report.
  • Tent if under 40 deg.
  • Installers cards.

Power to Panel”

  • Grounding system in place. UFER
  • GFCI protected outlet.
  • Cover on breaker panel.
  • 20 amp. breaker in panel.
  • 4-way complete.

Sewer Lateral:

  • Proper bedding.
  • Proper slope.
  • 10 head feet of water for water test.
  • Cast iron combo.
  • Proper amount and location of clean-outs.

Final:

  • Proper house numbers on house.
  • City sidewalks, curbs and gutters must be clean and free from damage. (cracks or chips)
  • Proper finish grade, no big dirt piles, Proper slope away from the house, max. slope of 1 unit vertical to 2 units horizontal, drainage doesn’t cause damage to other lots, down spout extentions at rain gutters.
  • Check slope on the driveway. It must have a positive slope toward the street and shall not exceed 20% (1in5). If it is steeper than 12.5% (1in 8) steps must be provided.
  • Check exterior steps for proper rise and run, they shall not have a slope of over ¼” per foot.
  • Check outside GFCI outlets to insure that they are in proper working order and that they have the proper bubble type covers.
  • Garage must have 5/8” type X sheetrock on walls and ceilings, two layers on the ceiling with living area above.
  • 20 minute rated door from house to the garage.
  • Garage outlets are GFCI protected.
  • Check to see that all of the plumbing is properly connected.
  • Check the dish washer and the disposal to see that they are hooked up.
  • Anti tilt brackets on the range.
  • Shut off valves at all gas lines.
  • Minimum of two small appliance branch circuits in the kitchen area.
  • Floor coverings must be complete.
  • Check all electrical circuits.
  • Attic access in place.
  • Insulation in the attic and basement with the insulation certificate in place.
  • Stucco installers card must be left for the owner per the ICC evaluation report.
  • All bedroom circuits including smoke detectors must be Arch Fault Protected.
  • Check for tempered window in proper places.
  • Check all hand and guard rails.
  • Check for proper venting, combustion air and clearances for all gas fired appliances.
  • If drier is in a closet it must have proper make-up air.
  • All wall ties in the basement must be removed.
  • Check for proper landscape in sunrise meadows and lake mountain estates plat J.
  • Plumbing walls must be provided to protect all 11/2” drains and vents in unfinished areas.
  • Check for proper support/protection of gas lines.
  • Check floor drain, seismic straps, thermal expansion devises and temp./pressure valves at the water heater.
